GENERAL HOUSE RULES INFORMATION

(Peerspace Hourly Rental Use)

This property is available for hourly bookings for meetings, workshops, content creation, and small approved gatherings. All bookings must follow the rules below to protect the space, our neighbors, and future guests. By booking this space, you agree to comply with all policies outlined below.

BOOKING TIME & ACCESS

Access to the property is permitted only during your confirmed booking window. Setup and breakdown time must be included in your reservation. Overtime will be billed in 30-minute increments at 1.5x your hourly rate. Early access is not permitted unless arranged in advance. Please plan accordingly to avoid additional charges.

MAXIMUM OCCUPANCY

Maximum occupancy must not exceed the number approved in your booking. All attendees — including vendors, guests, crew, and staff — count toward total occupancy. Exceeding the approved headcount may result in immediate termination of the booking, additional fees, and potential forfeiture of your deposit.

QUIET HOURS & NOISE POLICY

Per Fort Lauderdale city ordinance, quiet hours are from 10:00 PM to 8:00 AM. Music must remain at a respectful level at all times. DJs, amplified outdoor speakers, and live bands are not permitted unless pre-approved in writing. Outdoor noise must be minimized after 9:00 PM. The property is equipped with exterior cameras and interior noise monitoring devices that measure decibel levels only and do not record audio. Noise violations may result in security dispatch at the renter’s expense and immediate shutdown of the event without refund.

PARTIES & EVENTS

This is not a party house. All events must be disclosed at the time of booking. Unapproved parties, ticketed events, or promoted gatherings are strictly prohibited. If an unauthorized event is discovered, the booking will be terminated immediately, applicable event fees will be charged, and no refund will be issued.

SECURITY DEPOSIT

A security deposit may be required prior to your booking. The deposit will be refunded provided no damage occurs, no excessive cleaning is required, all rules are followed, and no unauthorized attendees were present. Any damages or violations may result in additional charges beyond the deposit amount.

DAMAGES & CLEANLINESS

You are responsible for returning the space in the same condition it was provided. Before leaving, all decorations must be removed, trash must be disposed of in designated bins, furniture must be returned to its original placement, and all personal items and vendor materials must be removed. Excessive cleaning, including confetti, glitter, adhesives on walls, or furniture rearranging that requires labor, will result in additional cleaning fees starting at $300. Any broken or missing items will be charged at replacement value.

FURNITURE & EQUIPMENT

Large furniture may not be moved without prior approval, and furniture must not be dragged across floors. Guests may not tamper with security cameras, noise monitoring devices, locked cabinets, pool equipment (if applicable), or thermostat settings below 60°F. Any tampering may result in immediate termination of the booking and additional repair fees.

SMOKING POLICY

Smoking is strictly prohibited inside the property. Smoking is permitted outdoors only with doors fully closed. Evidence of indoor smoking will result in a $1,000 remediation fee.

COMMERCIAL PHOTOGRAPHY & FILMING

All commercial shoots must be disclosed at the time of booking. Additional production fees may apply depending on crew size and setup requirements.

PETS

Yes, pets are allowed at this property. There is a $75 flat fee per one pet. We do not have weight or breed restrictions; however, there is a maximum of two pets per stay. If you plan to bring more than two pets, you must contact us in advance, as accommodations may be considered on a case-by-case basis. Guests are responsible for ensuring compliance with all applicable local, state, and federal laws regarding their pets.

Guests must clean up after their pets at all times. A designated potty area is available on the backyard patio; however, it is your responsibility to properly dispose of all waste. Excessive cleaning fees will be applied if the property is left unreasonably dirty due to pet-related messes. We want all guests to enjoy the outdoor areas without concern.

Pets may never be left unattended inside or outside the home, including enclosed patio areas. Pets must not create noise disturbances during your stay. If more than three complaints are received, your reservation may be terminated without refund.

Pets are not permitted on beds, towels, bedding, sofas, or carpeted areas. If pet hair or damage is found in these areas, an excessive cleaning fee will be applied to cover additional professional cleaning costs. All pets must be leashed while outside at all times.

All applicable pet fees must be paid prior to arrival. Entry instructions will not be released until pet fees have been received in full.

PARKING

Parking is limited to designated driveway and garage spaces only. Street parking, blocking driveways, or parking on grass is not permitted. You are responsible for informing your guests of all parking rules to ensure compliance.

TRASH & DECORATIONS

Confetti, glitter, and small decorative debris are not permitted. Open flames are prohibited unless pre-approved. All trash must be properly bagged and disposed of before departure. Failure to remove event materials or excessive debris may result in additional labor charges.

SAFETY & LIABILITY

By booking this space, you agree to release and hold harmless the property owners and management from liability for injuries, accidents, or losses occurring during your rental period, to the fullest extent permitted under Florida law. You are fully responsible for your guests, vendors, event staff, and any third parties associated with your booking.

UNRULY BEHAVIOR

Any illegal activity, violence, excessive intoxication, or unsafe conduct will result in immediate termination of the booking without refund. Security or law enforcement may be contacted if necessary.

FINAL ACKNOWLEDGMENT

By completing your booking, you confirm that you have read and agree to all house rules, accept responsibility for your guests and vendors, and understand that violations may result in immediate shutdown without refund. We appreciate your cooperation in helping us maintain a clean, professional, and respectful event space.
